CURRENTLAYOUT(see floor plan for layout and room sizes) An external ramp leads to the front entrance door, which opens into what was once a reception area. This in turn leads to a small inner hall which gives access to a cloakroom. An inner door takes you though to the main workshop, a large open area with three windows to the front and a concrete floor. Off of this area is an internal office, store room and former smelting room. At the end of the workshop, a partitioned hall leads to a fire escape and the stairs to the first floor.
On the first floor, there is a large office space with three windows to the front and access to eaves storage front and rear (unmeasured). A small inner hall leads to what was a staff room / kitchen area and a cloakroom.
PROPOSEDACCOMMODATION The existing ramp with protected access leads to the front entrance door, which has been set back into the building to create an entrance porch. This opens into an a good size lobby where there is a designated area for bicycle storage. This in turn leads through to the large open plan living / kitchen / dining area which retains the three windows to the front elevation. The bathroom, which includes a bath, separate shower, w.c and wash hand basin, completes the accommodation on the ground floor.
Repositioned stairs lead to the first floor where a small landing gives access to the two double bedrooms. Both bedrooms have windows to the front and built-in eaves storage. In addition, bedroom 1 has a south facing covered open balcony area with glass balustrade, which will lighten the living space in this room and also give wonderful views over the village and countryside beyond.
ACCESSSTATEMENT The property benefits from full disabled wheelchair access. There is no parking associated with the property, however, there is non-restricted on-street parking just a short walk away in the centre of the village.
